If you are reading this, you will likely be soon to face one of the most exciting, and at times terrifying, experiences that you have ever known! I don't say that to put you off, just to recognise that I fully appreciate that for most people, a construction project is a massive deal!
But it doesn't have to be daunting. With over 15 years in the construction industry, I will guide you through your project to make the process, from design to completion, an experience to remember (for all the right reasons!).
Following on is an outline of the steps we’ll be taking together as we design your home. This process is meant to be fun, engaging, and democratic. It will involve sketches, drawings, computer models, lots of ideas (both good + bad!), materials, thorough analysis, and good humor. I use state-of-the-art 3D modelling software on all of my projects, as I firmly believe in the value it adds to my clients in helping them picture their projects. I think the best outcomes are the result of following each of the steps below to completion.
In accordance with industry best practice, I use the Royal Institute of British Architects (RIBA) Plan of Works, which is the framework used for most construction projects in the UK. However, for the majority of residential projects, services are mainly only required for Stages 1 - 6, which are outlined below.

This focuses on site analysis, programming, existing conditions, and budgeting. We will work together to produce an initial design brief, upon which the next stages will be based.
Often one of the most exciting design stages, here we will develop the basic design concept.
The design will now be refined, and coordinated with the structural engineering design. If required, this is the stage at which planning permission will be sought.
Although technically just the one stage, in practice this is normally broken into two. 4a relates to the technical design - the nuts and bolts of your project. This will be used to ensure we achieve building control compliance.
At 4b, the technical design will now be put into a pack, together with a draft construction contract, which will be sent out to a selection of contractors for pricing. You may start to experience the nerves setting in at this stage - don't worry! It is completely normal, and I will still be there to support you!
The final hurdle - we're almost there, but now the messy bit! Through management of your construction contract, and regular site visits and inspections, I will make sure things run smoothly for you.
The mess is cleared up, everything is handed over, final inspections are done and the construction contract is completed. Now it's time to enjoy your new home!
